What is a Home Inspection?
Home inspection is a unique discipline, distinct from
construction, engineering, architecture, municipal
building inspection or appraisals. It began as a
consumer service in the early 1970's because of the
growing demand by home buyers to learn about the
condition of a house prior to purchase.
It is not a market value appraisal and does not pass
judgment on the sale price, nor does it try to determine
if a proposed purchase price is a "good deal". The
professional home inspection is a third party
independent analysis of the physical condition of the
property on the day of the inspection. It favors no one
in its findings.
Why is a home inspection important?
The purchase of a home is typically the largest
investment that a family makes. That's why it is
essential to have the property professionally inspected
before you buy. A professional inspection will uncover
defects due to deficiencies in construction,
deterioration due to aging and lack of proper
maintenance.
Often, defects are minor in nature and can be corrected
at little or no cost. However, at times there are major
defects that can be quite costly to correct. Doesn't it
make sense to know the true condition of the house
before purchase? The true cost of purchasing a home is
the purchase price plus the costs of upgrading
substandard, deteriorated or malfunctioning equipment.
Generally, a professional home inspection which uncovers
defects will enable the purchaser to request repairs be
made or that the purchase price be adjusted.
Too often, the emotional experience of buying a home
outweighs the need to be objective in evaluating the
physical condition of the house and its systems and
components. The professional home inspection will enable
the buyer to make a sound purchasing decision based on
accurate, objective information.
